Houses for sale in Cameroon, checked before they reach you
Houses for sale in Cameroon are listed on BV only after the seller’s identity and written mandate are on file. Higher levels add a review of the title document and a site visit by our own staff, recorded with a GPS pin and a date. You see the level on every card, so you know what has — and hasn’t — been checked yet.
We start in Douala and Yaoundé because that is where we can visit quickly and verify properly. If you are searching for a family villa in Bonapriso, an apartment near Bastos or a first home on the edge of either city, tell us your budget and must-haves and we will shortlist for you.
Before you buy
- Ask for the land title (titre foncier) or ownership document and have a notary check it at the land registry.
- Confirm the person selling is the owner, or holds a written mandate signed by the owner.
- Visit — or have us show you by live video — and check the boundaries, access road, water and power.
- Never pay a deposit in cash or to a personal account before a written agreement is signed.
How do I know a house for sale in Cameroon is genuine?
Check three things: that the seller is the owner or holds a signed mandate, that the title document matches the property and is confirmed by a notary, and that the property exists where it is said to be. BV records each of these as a verification level with a date.
Can foreigners or diaspora buyers purchase a house in Cameroon?
Cameroonians abroad buy regularly, and foreign buyers can acquire property subject to Cameroonian law. Rules differ by situation, so take advice from a Cameroonian lawyer or notary before you commit. Our Diaspora Desk can introduce you to one.
What costs come on top of the purchase price?
Expect notary fees, registration duties and taxes on the transfer, plus any agency fee agreed in writing. Your notary will give you the exact figures for your purchase before you sign.
