What investing in property in Cameroon involves

Investing in property in Cameroon usually means buying land to hold or build on, buying a home to rent out, or buying off-plan from a developer. Each route has a different balance of cost, income and risk — and each depends far more on the quality of the title than on the price you pay.

How rental yield is calculated

Gross rental yield is the annual rent divided by the total cost of buying the property, expressed as a percentage.

StepExample (illustrative only)
Annual rent12 × monthly rent
Total purchase costPrice + notary fees + registration + any works
Gross yieldAnnual rent ÷ total cost × 100
Net yield(Annual rent − running costs − empty months) ÷ total cost × 100

Net yield is what matters. Allow for months between tenants, maintenance, generator and water costs, management, and taxes on rental income.

The main risks

  • Title risk — the biggest one. A property with a disputed or missing title can be worth far less than you paid.
  • Vacancy — the time a property sits empty between tenants.
  • Currency — if you earn in pounds or dollars, exchange rates change what your FCFA income is worth to you.
  • Liquidity — property can take months to sell.
  • Off-plan delays — projects can finish late or change specification.

Legal checks before you invest

  1. Have a notary confirm the land title at the land registry.
  2. Confirm the seller is the owner, or holds a signed mandate.
  3. For off-plan, see the building permit and the developer’s title.
  4. Understand the tax you will owe on purchase and on rental income.
  5. Get everything in writing and pay through the notary.

Questions

What is a good rental yield in Cameroon?

It depends on the city, neighbourhood and property type, and published data is limited. Rather than chase a headline figure, calculate the net yield on a specific property using real rents for comparable homes nearby.

Is land or a house the better first investment?

Land is usually cheaper to buy and to hold but produces no income until you build; a house can earn rent immediately but costs more and needs maintenance. Title risk applies to both.
