Land for sale in Cameroon: buy the title, not just the plot
Land for sale in Cameroon is where most buyers lose money, because the person selling is not always the person who owns it, and the same plot can be sold twice. Five checks before buying land
- Title. Ask for the land title (titre foncier) number and have a notary confirm it at the land registry.
- Seller. The name on the title must match the seller’s ID, or the seller must hold a signed mandate.
- Boundaries. Walk the plot with a surveyor (géomètre) and compare it to the plan.
- Disputes. Ask neighbours and the local chief whether anyone else claims the land.
- Payment. Pay through the notary, against a signed deed — never in cash to an individual.

What is a titre foncier?
A titre foncier is Cameroon’s land title — the official document recording who owns a piece of land. It is the strongest proof of ownership and should be verified by a notary at the land registry before you buy.
Is it safe to buy land without a title in Cameroon?
Buying land without a title carries much higher risk, because ownership is harder to prove and disputes are common. If you consider it, get legal advice first on how the land can be titled and who must consent.
Can I buy land in Cameroon from abroad?
